How we worked this out
- Tax is worked out at 2026–27 resident rates plus the 2% Medicare levy. Tax offsets and HELP repayments aren't included.
- Repayments are tested at your rate plus 3 percentage points, the buffer APRA expects lenders to use, over a 30-year principal-and-interest loan.
- Living costs are the higher of what you enter and a minimum of $2,100 a month for one person or $3,100 for a couple, plus $650 per child. Lenders use their own benchmarks (usually the Household Expenditure Measure), which vary with income and location.
- Other income is counted at 80%, as many lenders do.
- Credit cards count as 3% of the limit each month, whether you use the card or not.
- The low end of the range uses 10% higher living costs and a 0.5 point higher test rate, as a stricter lender might. Results are rounded to the nearest $5,000.
- Deposit, stamp duty and lenders mortgage insurance aren't included: this is the loan, not the purchase price.
- Since February 2026 APRA limits how much of each bank's new lending can go to borrowers whose total debts are six or more times their income, so at high borrowing levels some lenders may offer less than this.
