How we worked this out
- The interest rate stays the same for the whole term. In reality rates change.
- Repayments are calculated for the chosen frequency (for example 26 fortnights a year), not as half a monthly repayment.
- Interest is charged each repayment period; lenders usually calculate it daily, so real figures differ slightly.
- Fees, lenders mortgage insurance and offset or redraw balances aren't included.
- Interest only: 5 years of interest-only repayments, then principal and interest over the rest of the term.
